The bottom line is Do Not Pressure Wash Your Roof!  The proper detergent can safely sterilize the organism that are staining the roof.  Many of these organisms, especially moss and lichen, can develop a root system into the shingle.  Pressure washing would only crop these growths at the top but leave the root system to regenerate.  This will cause the stains to return rather quickly.  Just like a weed in a sidewalk;  If you pull the weed but leave the root the weed will grow back quickly.  But, if you saturate the root with a good weed killer you can eliminate the weed for good.  This is the same concept with the roof.  Asphalt roofing shingles are delicate.  If you were to pressure wash the roof you can be assured a good amount of roof granules will wash away leaving roughly an inch of grit in the gutters.

The main sterilizing ingredient is sodium hypochlorite.  This is the same product used at the local water treatment plants to sterilize our drinking water.  it is also the same product used to keep swimming pools clean.  Pool workers call it “pool shock”.  A weak version of sodium hypochlorite is used in households and is commonly known as “bleach”.  Bleach is derived from sodium chloride (common table salt”.  When bleach breaks down it returns back to salt.  Though I would not recommend drinking roof soap, it is safe when used properly.  We’ve successfully cleaned over 10,000 roofs using our non-pressure soft-wash method.

Roofs with moss require a special cleaning process.  Remember that moss develops a root system into the shingle.  This is what is holding the moss up there in spite of recent wind and rains.  We treat moss by applying our detergent and let it soak into the root system.  This takes about 5 minutes after application.  The moss dies quickly and is then left on the roof to die and decompose.  We do not forcibly remove the moss by scrubbing or pressure washing.  This can cause scars on the roof.  If you remove the moss forcibly you will take the roof granules with it.  It can take roughly 90 days but the moss will surely dry out, decompose and wash away with rains.
